Programming is the beginning phase of a project. It is a critical part of the design process where information is gathered about your project in order to help the design team respond to your needs. This preliminary process allows us to better understand how your organization works, the amount of space required by you to perform your duties, how your work flows and what your space needs are, now and in the future.

Willowdale Place
The proposed three-story office building consists of a mixture of service retail and office space with the Allied Mortgage headquarters on the third floor. The buildings façade has been designed to keep in context with the traditional New England style. The use of a gabled roof and dormer on the third floor minimizes scale of the building. The traditional building materials of brick, clapboards and asphalt singles were used in keeping with the traditional patterns found in Maine and New England. Painted plywood panels are used break up the façade between the transitions of materials. Aluminum storefront windows and doors at the first floor give the retail spaces the adequate exposure along Route One. While clad wood double-hung windows are used on the second and third floors to give the building a residential feeling.

Woodlands Club Fitness Addition
Port City Architecture completed a 9,000 square foot fitness center addition/renovation to the existing private recreational facility. The project includes cardio and free weight exercise areas, aerobics and Yoga rooms as well as office space and expansion of the golf cart storage facility. By locating the addition on the south side of the club overlooking the 18th green, Port City Architecture was able to expand banquet services and member dining on the patio created above the addition. The design of the fitness area takes advantage of ample sunlight and views over the greens by careful placement of windows and wall openings that connect members to the natural beauty of the area.

Vortechnics
Port City Architecture designed the newly constructed 15,800 square foot office building, Vortechnics, in Scarborough, Maine. Vortechnics is both a corporate office and a wet laboratory resulting in a facility that needs to be extremely flexible. This office building exists to treat and purify Stormwater, which is the passion behind the creation of Vortechnics: a business that must serve the community with this complex water cleansing process. Vortechnics not only serves the population in which it is embedded, it also benefits millions of people across the United States and Canada as it preserves, protects and cleans the environment.

Fresh Samantha
A unique identity was achieved on a frugal budget through thoughtful space planning and geometric contrast. The exterior of the pre-engineered building focuses on the stucco entry form. The interior is organized around as central curved wall of brightly lit graphics. Natural light creates a pleasant, open workspace on the perimeter.
